How we do it
Identify the floor
Sealed hardwood, engineered, LVP and laminate all behave differently with moisture. We confirm what you actually have before choosing product.
Dry pass
Grit is abrasive. It comes up dry first so we're not grinding it into the finish.
Low-moisture clean
A pH-neutral solution is applied and recovered in a single pass — enough to release the film, never enough to pool in seams.
Detail edges
Baseboard edges and under-cabinet toe kicks get hand-worked; that's where haze is most visible.
Optional finish
On sealed hardwood we can lay a protective coat that takes the wear instead of your floor.

Frequently asked questions
Can you make my worn hardwood look new?
Cleaning removes film and restores real lustre, and the difference surprises most people. But if the finish has worn through to bare wood, that needs sanding and refinishing — a different trade, and we'll tell you plainly rather than sell you a clean that won't fix it.
Is steam cleaning safe for LVP or hardwood?
No, and we don't do it. Steam forces moisture and heat into seams, which can lift LVP edges and swell wood. Low-moisture is the correct approach on both.
Why is my floor sticky or hazy after mopping?
Almost always product build-up — too much cleaner, or the wrong kind, layered over time. That film is exactly what this service removes.
